Today the American Animal Control, LLC team did our attic cleaning service after our tech, Mitch, did a raccoon removal job.
Mitch trapped 8 raccoons and removed one dead from this attic. After the attic was cleared of raccoons, our attic cleaning service included removing the feces from years of raccoon presence. The feces and all insulation has been removed, and we sprayed an anti-microbial solution to reduce the chance of spreading anything that may have been growing and festering in that attic.

Kitchen exhaust vents, like those used in range hoods often get birds inside them when the vent cover fails to close completely. When birds get into the kitchen vent we remove them. Birds get into the vent for a nice, warm place to nest. The problem is, and customer notice the birds, when baby birds fall into the bottom of the vent and die, or adult birds end up making it into the walls and die but not before they make a lot of noise. Some types of bathroom vents allow for bird entry, but those vent pipes are generally only 3″ diameter which leads to birds getting stuck in them. Flying Squirrel populations on the rise. For many years here in Northern Indiana receiving calls from customers with “noises in the attic” it was very rare for us to find flying squirrels living in the attic. But over the last 5-6 years it has become more and more common. This time of year flying squirrels can be found in large numbers living in the attics of homes. In the colder months they somewhat “colonize”. We have removed as many as 27 out of one home. Flying squirrels don’t “flap their wings” and fly like a bird or bat. A thin membrane of skin stretches from under their front legs all the way to their back legs. This gives them the ability to glide through the air for some distance. We have witness flying squirrels gliding as much as 40′ from a soffit of a house across a driveway and into some small shrubs.
What may not seem like much of a problem from the outside your home, can sure turn out to be a serious issue on the inside. Gable louvre end vents allow your attic to breathe properly.
Proper air flow is very important and if obstructions of any kind block this air flow; mold, mildew, and overheating can occur. Most don’t realize that even your roof decking and shingles are affected by improper air flow and circulation, and the life of your roof can be dramatically shortened.
It won’t be long until birds begin to start nesting again. Louvre vents are ideal for birds to use. They provide an excellent perch with a ledge. Most have cheap bug screen inside that will deteriorate quickly and most birds will peck right through them in no time. You’ve got coons!
Breeding season for raccoons is not over yet. But with cold weather raccoons will “hold up” in attics for days until a warm spell hits. We have many customers this time of year that will hear fighting noises in the attic and call us, then they will say they haven’t heard anything for a few days.
This is very typical behavior for raccoons this time of year. We will barricade a trap at the entry point and the raccoons will hold up and not go out for days sometimes.
When this occurs there are two options. #1 wait it out. Or #2 go in after them. Some attics are very easy to navigate and locate the raccoon on the initial inspection, other attics prove to be somewhat of a challenge. Raccoons will hide below insulation, down wall cavities, in chases, and even duct work. Other times the raccoon will jump down in the soffits and move around the entire house to avoid being caught. When this happens it is best to set a trap in the attic. Cold temperatures can present some challenges for fast removal of a raccoon in the attic, but with a little patience and understanding of the raccoon’s habits our team will always capture the masked bandit.

Is roof damage caused by a raccoon covered under an insurance policy?
Many policyholders are surprised to find out a raccoon is living or nesting in their attic or roof. They usually learn of their unwanted tenants only after the creatures have damaged their home. Raccoons can cause A LOT OF DAMAGE to a homeowners roof. We see it almost daily.
This type of damage is far too common and is a gateway to even more damage, including ensuing water and wind damage. Policyholders should make sure their policies cover this type of loss.
Insurance companies consistently use Vermin Exclusions when denying these types of claims. Fortunately for policyholders, many policies fail to define the term “vermin.”
Vermin is defined in Webster’s Unabridged Dictionary as:
any of a number of small animals with filthy, destructive, troublesome habits as flies, lice, bedbugs, mice, rats, and weasels; any bird or animal that kills game; (a) a person who is vile, worthless, or objectionable; (b) such persons collectively.
Because the term “vermin” is not more specifically defined in many policies, an insured is entitled to the most favorable definition of the term.
In Marks v. Trinity Universal Ins. Co., 531 So.2d 516, 517 (La. Ct. App. 1988), the trial court concluded the term “vermin” in the policy’s Vermin Exclusion was ambiguous. The court relied on a factually similar Texas case where the damage was caused by a squirrel. Jones v. American Economy Ins. Co., 672 S.W.2d 879 (Tex.App. 5 Dist.1984). The Texas court concluded the term vermin is susceptible of more than one interpretation and is ambiguous. Having made this determination, the Texas court then construed the exclusion in favor of the insured and held “vermin” does not include a squirrel under the terms of the policy. The trial court in Marks expressly adopted the rationale of the Texas court and concluded a raccoon is not a vermin under the policy exclusion.

Fostoria, Ohio – The customer had a handyman come out to keep the bats from getting into her house. They sealed the bath inside the house killing several bats and forcing the others inside the home’s living space
The attempt by the handyman to seal the bathtub was incomplete. We found several construction gaps and need for a bat exclusion along with attic remediation and restoration.
